How To Bring My Sellers More Money

: Cultivate Curb Appeal. If the view from your street is not appealing, some buyers will not want to look inside. Shape up your front yard.
: Take a critical look at the house’s exterior needs. Eliminate any repairs that are visible (loose shudder, falling gutter, etc.). Minor things sometime lead to major objections.
: Always leave during showings. Buyers feel very uncomfortable when sellers are in the home and will hurry to leave. The agent has built enough repore with the buyer(s) and knows how to work with them, let the agent do the job without interference.
: Give your pets a vacation. Many people are uncomfortable around or allergic to pets. Have somewhere for them to go during showings or while you are at work.
: A few cans of paint would not hurt. Paint is relatively inexpensive and touching up those nicks and marks makes a big difference. Buyers are looking for things wrong, so they can justify a price reduction, don’t give them the chance. Also, if you have unusual colored walls, paint them a neutral color.
: Drips do worse than run up your water bill. Buyers will worry that something major in the plumbing could be wrong.
: Squeaking doors and creaking floors, torn or missing screens, cracked glass, rust stains in the tub or sink, and anything in need of repair dampens the house hunter’s enthusiasm.
: Hide your work. Lawnmowers, vacuums, paint cans, wallpaper roll or anything you used to fix up your house. Buyers don’t want to feel a sense of "Fixer Upper" or money pit.
: De-Clutter. Dispose of unneeded items, pack things or rent a mini-storage room and move out everything you can. If it’s jammed packed buyers will sense their own items won’t fit.
: Keep it Moderate. Don’t have a house to cold or hot.
: Harmonize the elements. Have soothing music playing in the background. TV OFF! All lights on if possible and drapes open in the daytime. Have a fresh scent (cinnamon is best) around the house.
: Pride of ownership. Take pride in your home and keep everything clean at all times. Showings pop up with little notice sometimes. Also keep plants looking fresh. Dying or dead plants depress everyone.
