: Prepare a detailed Comparative Market Analysis to establish fair market value.
: With buyers, first impressions count. Therefore, I will perform a walk through of your home with you and point out items of concern that a buyer will certainly notice. By correcting these items before we market the home, you will make a great first impression.
: Prepare and sign the listing contract in person if possible so I can go over every detail and answer questions you may have.
: Enter the listing into our Multiple Listing Service with as much detail and extra photos of the home as possible. All Realtors are able to access this information for their clients and there is nothing worse for a buyer’s agent to look up the information and not have enough details provided to “sell” your home to their client. By putting in every detail and giving the agents extra photos of the interior and exterior we are maximizing showings of your home. Remember the agents print out and email this information of your home. So help me to provide them with everything they need so they will want to tour your home.
: Place a highly visible “For Sale” sign on the property. Our Intracoastal signs stand out from other signs as they emanate professionalism and quality. After all the “For Sale” sign is our greatest advertising tool.
: Promote the listing to leading Realtors through office open houses, meetings, “Just Listed” postcards, color fliers and email notices.
: Prepare a detailed informative color brochure with numerous photos of your home’s interior and exterior and list of details about your home. Attach to it a survey (if available) or a tax map plat showing the dimensions of your lot, covenants and restrictions (if applicable), a floor plan (if available) and any other pertinent information pertaining to your home and neighborhood. I display this information in a notebook somewhere visible in your home for agents and their clients to take. I also make high quality black and white copies of the brochure to place in a visible brochure box beside your sign for buyer’s to take.
: Place a computerized lock box (where available) on the property containing keys to allow Realtors to access when showing your home. Lockboxes are secure and allow me to monitor Realtor activity by tracking daily showings.
: Virtual tours are available for homes that will be best suited for this type of technology. I personally attend the virtual tour in order to select just the right position of the rooms filmed. The tour is then uploaded and available on 4 websites for buyers to access as well as the MLS System for Realtors to access when they view your listing. These tours have been highly successful in the past as buyers are overwhelmed with viewing homes on the Internet, this offers just one more advantage for your home to have one available. I also download your tour onto a floppy disk and leave them with the brochure book for buyers or Realtors to take as well as have extra copies in the office to mail to potential clients or for the duty agent to do so. These tours are easily emailed as attachments and I send them out regularly to promote your home.
: Target market by saturating your neighborhood, potential clients, Realtors and move-up neighborhoods with “Just Listed” Postcards.
: Feature your home in advertising publications that have high reader statistics, such as The Star News Showcase, The Star News Saturday Real Estate Section and when warranted The Cape Fear Real Estate Directory. On a rotational basis, Intracoastal features homes for sale in Homes and Land, Wrightsville Beach Magazine, Lumina News and various other local publications.

: Place your home on two websites for maximum exposure:

On all of these websites, we can where warranted, upload interior and exterior photos of your home, the virtual tour, detailed information about your home as well as add language as to entice buyers to want to view your home.
: Monitor the MLS System daily for new listings, listings place under contract or sold and withdrawn listings in your neighborhood and surrounding area that influence the price or marketability of your home.
: Arrange and monitor showing activity on your home as well as request feedback from agents and relay that feedback to you weekly.
: Every effort is made to maintain contact with you throughout the listing period by informing you of feedback, mailings of advertisements, informing you of new activity in the area, re-evaluating your CMA as needed, informing you of current market trends and financial changes in the mortgage industry which will directly effect the marketability of your home.

Upon Receipt of an Offer

: Present all offers and assist you in negotiating the best price and terms.
: Know all financing options and assist buyer with obtaining a loan.
: Once we have secured the offer, maintain a good and professional relationship with the selling agent to ensure all contingencies of the contract, like mortgage commitment, home inspection, repair request, closing date, etc. are met as per the dates of the contract or before.
: Contact your attorney to prepare your deed.  Deliver to the closing attorney all pertinent information needed about your home, mortgage(s), liens, taxes, home owner’s dues, forwarding address, etc. in order to make for a smooth closing.
: Review your settlement statement and any other closing documents with you to verify they are correct. Facilitate your closing. Pick up your final settlement statement once recorded and proceeds check if desired.
: Provide assistance in the purchase of your new home whether moving or relocating.
