Below is a list of things I will need from you or will need you to do:

: A signed listing agreement
: A copy of the house keys
: A list of any warranties that go along with the home
: A copy of any homeowner's association guidelines and rules and the cost of the homeowner's association dues and what the dues cover.
: A copy of your deed
: If divorced and living out of state, you must record your divorce papers in N.C. prior to closing
: A list of any judgments or liens on the home
: Please pay your mortgage and keep homeowner's dues paid while listing the home
: A list of any personal property that will convey with the home at the time of closing
: Copies of any paperwork that will help me with the sale of your home
: A signed copy of the Property Disclosure Statement
: Please keep the home as clean as possible at all times
: If there are tenants in place inform them (or have the management company inform them) that you are selling the home. I can work with the tenants on showing instructions.
: Make sure I have phone numbers for you at work or home or anywhere else you will allow me to call you concerning the listing or the offer.
: A copy of the mortgage company information and a signed statement allowing me to call the lending institution and obtain your mortgage balance.
: Your lawyer's name and number
: If you are out of town you may want the buyer's lawyer to record your deed or I can give you a list of lawyers out of the phone book to call if you don't currently have a local lawyer.
