Typical Buyer's Expenses

: Discount points (if applicable)
: Loan origination fee
: Up front Private Mortgage Insurance or Mortgage Insurance Premium (some may be financed into loan)
: Appraisal (paid at time of loan application)
: Home Inspection Fee
: Attorney fee for title examination, preparation of Deed of Trust and Promissory Note
: Title Insurance Premium (a one-time fee)
: Recording fee for deed, any loan documents
: Credit Report (paid at time of loan application)
: Tax Service fee to establish Escrow Account
: Any "extra" fees charged by the lender: Documentation Preparation, Underwriting, Loan Processing, etc.
: Termite Inspection fee
: Survey fee
: One year premium, prepaid, for Homeowner's insurance policy
: Buyer's portion of prorated real estate taxes, homeowner's dues, utilities, insurance, etc. (if applicable)
: Monthly MIP or PMI premium to establish escrow account for next year's premium
: Prepaid interest from closing to end of the month
: Earnest Money Deposit (paid at time of Offer)
: Balance due on Purchase price or down payment

Don't forget any "reserve funds" that may be required by the Lender to be in the buyer's checking account after closing! Really, it's not that bad! (Call your Realtor for a full explanation of all expenses.)
